Land is core to our business and we are highly selective with regard to the types of sites that we buy. We are a value led business focusing on the quality of the land, not simply driven by volume.
We employ dedicated land teams in each of our 24 regional businesses, who use their experience and local knowledge to identify potential high quality, sustainable sites. Our regional businesses are also supported by our strategic land teams who operate throughout the UK and are tasked with identifying areas where population growth, or other local demand, could create opportunities to promote land through the planning system.
Working together and creating relationships that benefit everyone involved is important to maintaining a supply of land to provide new homes in the future. Designing and delivering a sustainable community that meets the needs of local residents, is attractive to potential customers, and provides optimal returns for shareholders; whilst also protecting and improving the local environment; requires a continuous programme of community engagement (involving and consulting with the community and keeping them informed) during the lifetime of a development.
As part of this process, we are able to identify the best use of land to meet the needs of local residents, ensure that we have a mix of homes that meet market demand and that the site is optimised for safe, efficient and considerate development.
It is important that we optimise the value of each site, not only at the beginning of the process (during acquisition of the site) but also, throughout the planning and development stages so that value is not only protected but enhanced during the planning and development process.
To achieve this, we undertake a series of thorough reviews of each site at all stages in the land and development process, and through our value improvement and tracking processes, we ensure that we are continually optimising and capturing the value of our land portfolio.
We focus a significant amount of time and attention to ensure that every new site is optimised before we start to build. This means having the right product, layout, cost base and sales presentation.

We work in partnership with our suppliers and sub-contractors, and build using carefully sourced materials to ensure that the homes we sell are of a high quality and are built safely, efficiently, cost effectively and with minimal impact on the environment.
