The Holsworthy site was previously owned by Torridge District Council, the Local Authority, who were keen to secure a suitable redevelopment scheme. We identified a need for affordable homes within the local area and negotiated an agreement with the council that would permit us to build a development of purely affordable homes.

Working closely with Tor Homes, part of the Devon and Cornwall Housing Group, we designed a high quality development of 46 new homes. Once planning permission was granted we bought the site from Torridge DC and then transferred the land into the ownership of Tor Homes. We subsequently completed the construction of the scheme under a build licence.

The three way partnership between Torridge DC, Tor Homes and Taylor Wimpey has been crucial to the success of this development and when the properties were released to the market more than 250 bids to rent on the site were received through the Devon Home Choice selection system. The Homes and Communities Agency (HCA) worked with us to deliver this rural affordable housing development with provision of both support and £2.6m grant funding.

The development features traditionally designed homes built using local materials and all of the homes have solar panels. We worked with Tor Homes to provide an appropriate range of tenures on the development, with homes available for both rent and shared ownership. In order to meet the needs of Tor Homes’ tenants, two of the homes on the development were constructed to be accessible by wheelchair and include special features such as wide doors, kitchen worktops with adjustable height, wetrooms and stair lifts.

Sustainable building

  • The development meets Code for Sustainable Homes level 3 and Secured by Design standards.
  • Solar thermal panels are provided on the roof of each property which supply heat and hot water to residents and help to reduce their energy bills.
  • Wider wall cavities with thicker insulation provide increased protection against the driving rain common in coastal locations.
  • Where possible we have tried to use subcontractors based in Devon, which boosts the local economy and reduces environmental impact in terms of travel distances, fuel used and carbon produced.
